About a year ago a friend of mine moved into a lovely Victorian house. When I went over for a party I realized that they hadn’t actually changed anything in the house. I put it down to them liking the original features, so didn’t think any more of it. However as we soon realized my friend was actually scared about starting any kitchen renovation project as they are so complicated. They were literally terrified at the thought of designing their new kitchen.

This was probably made worse due to the house being so old. It was vital that work was done on the kitchen to bring it into the 21st century! I offered to help her with some ideas to design her new kitchen, and some of her other friends even offered to help complete the project.

Many homeowners that own older houses find it very difficult to renovate them simply because of their age. However it’s not really more difficult to renovate an old house compared to a new one. No matter whether you house is new or old, a kitchen renovation will be pretty much the same. Renovation can tie in new features with the rest of the traditional features. It is possible to have a traditional stove in the same kitchen as a stainless steel fridge, they can even look great together if you know what to do.

For any age of home the most important part of your home renovation project is planning. The more detailed the plans are, the better.

And I’m not talking about one of those ever expanding budgets either, it needs to be set in stone! Kitchen renovation ideas should be planned so that all of the problem areas are thought of. You should check to see if your heating, electrics, gas and plumbing require any attention. Some kitchens may look beautiful, however they may be unsafe. This is particularly true in old houses where perhaps the electrics are not up to standard.

Countertops, floors and cabinets in your kitchen will all contribute to the overall look. However all of these can be very expensive, if you want to save money then it is possible if you are clever. You don’t have to use marble or granite work surfaces, there are lots of other materials. Instead of getting your cabinets designed, buy some off the shelf. As for the floor, well you could use laminate flooring as it looks fantastic and is fairly inexpensive.

Advice for Choosing Wallpaper

Hanging wallpaper can be an extremely complicated task, it’s possible to get into a right mess if you’re not careful! There are more complicated projects around your house, however that doesn’t mean to say that it’s a stress free job.

Before you can get onto actually hanging your wallpaper you actually need to buy it. You need to spend time choosing your wallpaper, there are hundreds of different types which you should choose from. If you want an easy project then I would suggest using wallpaper without any complicated patterns as you won’t have to do as much matching up.

When you are choosing the type of wallpaper you should think about the type of room that you are buying it for. If it’s for a kitchen then you should consider using vinyl coated wallpaper so that it can be wiped clean, it is also better for use within moist environments. Coated fabric is ideal for use in living rooms and bedrooms because it looks elegant and is breathable.

You need to make sure you order enough paper to do your whole room, this is where the measuring comes into it. Make sure you buy a few extra rolls just in case as the batch numbers can have slightly different colors. If you can’t work out how many rolls you would need then you can use one of the many online calculators or ask for help in your local home hardware store.

Once you’ve selected the wallpaper you want to hang you need to make sure you have all of the necessary tools. You need a knife and scissors so that you can trim the paper to fit. You will also need to use a ruler and measuring tape, sponges and seam rollers are also really useful to work out any bubbles from the paper. Ladders and buckets are also important tools you might need.

Before you start to hang the wallpaper you need to prepare the walls. Remove all of the electrical sockets and light switches from the wall, clean the surfaces thoroughly to remove any stains or grease. It’s also the right time to fill any holes in your wall and repair the surface of the wall.

You should choose where you want to start hanging the wallpaper, there are two things that you need to bear in mind when deciding where to start. Try to start in the shortest space so that any mismatches aren’t as noticeable. A great place to start is in the corner behind a door.

When you’ve decided your starting spot you should draw a straight line down the wall, to do this you can use a plumb line. This allows you to line the paper up so that it’s straight.

After all of that it’s time to start hanging the paper. You can even buy pre-pasted paper so you don’t have to paste it! If you buy standard paper then you will need to apply paste onto the back, you must be careful not to crease the paper.

Now start hanging your first strip of paper. Use the straight line to make sure everything is straight. Remove the bubbles by using a sponge and press the seams using a seam roller.

When you’ve hung the first strip then you can carry on hanging the rest of the paper. Use the slippiness of the paste to slip it around and move it into place, make sure you don’t overlap the paper.

Condensation

In fact, in some cases you will end having to replace drywall completely if it becomes to moldy. To solve this problem you should consider installing an extractor fan. This is used to push the wet air outside so that it can’t cause any more problems.

Some people suffer from worse condensation problems than others. If you do then you could hire a dehumidifier. You can see how much water the dehumidifier extracts from the air to see just how much of a problem condensation is in your bathroom. If the water tank is always full then you probably have a problem which needs to be sorted out.

Remove Unnecessary Items

You should almost certainly think about removing rugs from your bathroom. If these become wet they can keep the air in your bathroom humid. You should consider different floor coverings which do not absorb water, and so do not create the same problems. Also think about removing potted plants as these will add to the moisture in the air.

Other Options

You should thoroughly check your bathroom to make sure any leaks are sealed. Even the tiniest of leaks can cause a huge amount of damage if you don’t resolve it as soon as possible. You should make sure that all of your pipes are kept dry, take special note of the connections. Check that all of the seals around the bath and shower are intact, and don’t need any repairs. If there is mould behind the seal then this is probably a mould problem.

Ceramic tiles are very popular choices for bathroom decoration, however these are very cold and encourage condensation. Even if you use waterproof tiles, the grout in-between can retain the water and cause a problem with mould. If you are considering alternatives they using cladding, this is waterproof and highly durable. This prevents moisture becoming a problem.

When Will We Face Foreclosures?

Foreclosure is the process that takes place when a homeowner fails to pay his or her mortgage for a period of time, usually exceeding 90 days. The foreclosure process may start as early on as 60 days from the date of the first missed payment, though it varies from lender to lender.

Banks are usually vilified as being too eager to go down the path of foreclosing homes but this is really not entirely true. In general, banks would prefer to come to an acceptable arrangement with the homeowners and would only use foreclosures as a last resort as this exercise would cost them time and money. Banks would rather spend their efforts looking for investment opportunities to grow their organization.

Homeowners are often given several chances to avoid the official foreclosure process by making payment arrangements. While it can be difficult to catch up on late payments, it is possible, and banks are usually quite patient with a homeowner that is fighting to keep his or her home.

If the homeowners exhibit an honest attempt to make good on their late payments and catch up with the rest, the bank will delay the official foreclosure process and give the homeowners a chance to keep their homes.

If you cannot stop foreclosure, remember that it is not the end of the world, though it can feel like it. While being foreclosed on will affect your credit, you can come back from it and own a home again.

It’s important to remember that if your home goes into foreclosure that you will not simply be kicked out of your home, you will usually have at least 60 days to move out, and sometimes you will not have to move out until the home has been purchased by someone else.

Each state in the US will usually have a different/amended/addition to the federal foreclosure laws. Read up on the foreclosure laws in your state so that you know your rights. However, like insolvency laws, sometimes it is better to consult a lawyer as it can be complicated and you might miss out on certain rights that you might have overlooked.

Inflation or Deflation Ahead?

Proper business planning is essential in any business. Some companies are better than others of course; for instance, Toyota’s planning is superior to the U.S. automaker’s planning. Toyota used innovative technology and began to introduce high mileage hybrids when the cost of gasoline began to rapidly rise. This type of proper business planning will lead to greater success.

Personal planning is similar to business planning. Properly plan for the future and you’ll be much more successful. When planning a personal budget, future expenditures, or choosing investments, proper planning is essential for maximum success.

The U.S. happens to be engaging in a hyperinflationary path today. What this means is the Federal Reserve is loaning billions of dollars to ailing banks. This causes many economical problems such as inflation. Many believe inflation to be the rise of prices; actually it is a devaluation of money due to dilution. When Ben Bernanke gave his infamous helicopter speech it was stated that the Federal Reserve can dilute the value of a country’s money when they feel the need.

Currently we are on a hyperinflationary path but need we continue this path to the bitter end? In the early 1920’s Weimar Germany followed this path until their currency, the Mark, was completely worthless. In 1914 the Mark’s worth was about 4.2 Marks to equal one US dollar. It began falling and in 1920 it took nearly 39.5 Marks to equal one US dollar. The falling trend continued until November 1923 it took 2.4 trillion Marks to equal one US dollar.

By the next month the Mark was worthless and was replaced. This is one very good example of hyperinflation that a country can experience; unfortunately bringing them to the point of worthless currency. But is it really necessary to continue a path of hyperinflation to this point? No. The US was on an inflationary path in the 1970’s. This could have continued to the point of worthless money but it didn’t. Attention of the rapidly raising costs contributed to the cessation of the inflationary path with the aid of Paul Volcker.

Well, here we are, 28 years later, and again this country is going down a hyperinflationary path. Where will it stop this time? Will it continue to the ultimate end like Weimer Germany in the 1920’s, or will it be halted like it was in 1980? If it is halted, at what point will that be?

These are good questions to which I wish I had the answers to. Inflation often leads to situations like what is going on in Haiti where riots are breaking out over food prices and people are being killed.

When will today’s hyperinflationary path change courses? I would like to know the answer to that. Rapidly rising home prices didn’t seem to cause much complaint from the public; of course those who owned homes already didn’t notice this.

There is a saying, ‘the tide will raise all ships’ and this is true. It is nearly impossible for the prices of gasoline, food, and clothing to rise and also the prices of homes to rise as well. The best guess I would have is that the hyperinflation will continue until the price of homes begin to rise again.

When there is rioting and deaths due to rising prices of food and gasoline, then the days of hyperinflation may be nearing an end. Stay tuned.

Bottom mounted types are held in position from under the sink. From there, you only have to manually thread the mounting nuts to the tailpiece and install the washers. Next, put the escutcheons in place with a little plumber’s putty. You can then position the handles on top.

Top Mounted Faucet

Faucet installation with this type may seem easier for some to manage. Many new models come with their own gaskets so they can be tightly put in place. If your faucet doesn’t have its own gasket, make sure you apply the right amount of plumber’s putty. Once the putty is in place, put the faucet head on. From the bottom, install the mounting nuts and washers to the tailpiece.

Supply Lines

Your faucet is now in place. All that is left to do is to connect the faucet to the water supply lines. Connect the appropriate hot and cold lines to the right shut off valves. You can use pipe tape to make sure that you have a tight connection. Check all the connections again before you give a go signal to turn on the water supply.

In case you hadn’t noticed yet, all you really need is to follow instructions. You also need to understand them correctly. You would be lucky if you were able to buy a faucet with free installation instructions. There are however, also several instruction sites online that could help you.

Faucet Tips

Installing a faucet can easily be done. What you need to make sure of is that you make the right faucet choice in the first place. The first thing you have to settle is the location of your faucet. Faucets for bathrooms and kitchens are not the same.

You also have to consider the space where the faucets will be located. A tight sink area for instance will always do better with a wall mounted faucet to make pot water filling easier. Smaller bathrooms too could make do with wall faucets or small faucet designs.

Another concern would be your handle preferences. Double handles can help you mix hot and cold water more accurately. Those who are always in a hurry though would do better with single handle faucets that function with a single twist or flick.

For the vast majority of people buying a property for a home will be the biggest financial decision they will ever make, and also the best one. Earning 10,000 on an investment of 10,000 is equivalent to 100% earnings which would be virtually impossible to do in the stock market unless you were extremely lucky.

Putting 10,000 in to stock market and seeing a 5% gain which would be an average year, you would see 500 profit. In an average year it’s easy to see that the property market is a much better investment and this just compounds over years. Regularly as clockwork there are property booms which virtually double the property market value in the space of a couple of years but these are exceptional rather the the norm. Expect 5% year on year and you’ll not be disappointed.

There will always be blips and temporary downturns in the market. These are always caused by other economic factors such as Government Policy, Oil Prices, what our American Friends have been up to, etc. This could be difficult for new homeowners who may be stretched a little but if you’re an established home owner then you just don’t try to move during these periods and wait for the good times to return.

Here’s another example of how the property market is the best and most consistent investment over time. Let’s say a semi detached house was worth 80,000 in 1997. The value of that house today would be in the region of 150,000. Your investment in that house could have been as little as 4,000. If yu had invested that 4,000 in the stock market in 1997 you would now be worth around 7,800. Where would you rather have had your money?

The beauty of the property market is that home values tend to increase more or less steadily over the period of time. There are spikes and troughs but these are nowhere near as dramatic as those when you are dealing with stocks and shares. It is a true fact that the housing market has NEVER yet failed to recover from a slump in prices. The British attitude to owning property will always ensure that this remains constant.

If people are careful about when to trade up on their property they can also avoid the necessity of paying Capital Gains Tax which means over the years a person can develop a small house into a much larger one or even a portfolio of properties without paying Capital Gains Tax. Tax free investments is definitely the way to go!

Currently there is quite a bit of Doom and Gloom around. If you are purchasing during this period probably some really good bargains can be had as some people who were possibly a little imprudent may have to sell their property to clear some debts. Don’t be put off by all the bad news around at the moment, this is yet another in a long line of property price blips and those who have no real need to move can just sit tight and the market will recover as sure as the tide will come in. What’s important is to get the mortgage that is right for you. There are different types of mortgages out there and it’s important to get the best advice on what is the best mortgage for your particular circumstances.

If you are in your home already and your finances are getting a little stretched by the current downturn in the economy then why not consider a debt consolidation mortgage? You can really reduce your monthly outgoings as opposed to paying monthly credit card bills and the like.
