House Renovation Begins With A Vision

A good home renovation project begins with good plans. But to get to the point where the plan can be put into action, the homeowner, family members and contractors need to discuss what the overall vision is for the project. Flooring Many homeowners give too little thought and time to the flooring part of a remodelling project. But this may be a mistake, simply because the materials and design chosen for flooring can have a major effect on the appearance of the room. In addition, the type of flooring will influence future cleaning and maintenance activity. Overall, the finest, long-lasting floor materials will add considerably to the value of the home when it is put on the market.

In most cases, the choices for flooring will be between hardwood flooring left uncovered and carpet. Individual taste has much to do with this choice, though overall design and feel of the room should also be taken into consideration when choosing a flooring type. For one thing, good quality hardwood flooring can give the home a luxurious look that isn’t available with carpet. If the atmosphere of the room is going to be a darker, country feel, then hardwood floors might be perfect. It is also important to keep in mind that some of the new pre-cut hardwood flooring is a relatively easy way to upgrade/renovate a room or entire home. With this new type of wood flooring, custom cutting and nailing is no longer necessary.

Windows and Doors This area of home remodelling is quite popular, not only because new windows and doors can add to the appearance and value of a home, but also because replacement windows and doors can save money on heating and cooling costs. Homeowners who have chosen to replace old windows and doors have found that the tight fit of the new items reduces winter heating costs significantly. Sometimes the amount saved significantly cuts the overall cost of replacement and remodelling.

Windows should be a part of any renovation/upgrade plan, primarily because they can be a great way to add to the value of the home. When it comes time to resell the property, new windows and doors will be a key selling point. The choices in material vary considerably, but vinyl and aluminium replacement windows have been widely used because they do not require regular maintenance. The permanent finish on many newer styles is a key factor in the decision to add replacement windows to the remodelling list. Not only that, but installation has become relatively easy, compared to the labor-intensive task of putting in wood windows in the past. Flooring and windows are just to detail areas the homeowner should include in remodelling plans and preparation.

Planting Grass Seeds For Best Results

It is a well known fact that the best time to seed your lawn is autumn, after the hottest weather. People must forget this fact though, because most grass seed is sold in the spring. If you do have to seed in the spring, you should do so as soon as the ground thaws. The roots need time to gain strength before the weather gets too hot. In the summer, grass has do deal with dry conditions, hot weather, and competition with weeds. It is tough for it to try to begin growing in these conditions. If you don’t seed in the fall, and miss the early spring window, you should make a temporary lawn out of rye grass until you can make your permanent lawn in the fall.

Grass seed is smaller than most other plant seeds, and it should be planted shallow. The larger grass seeds should be fully covered with moist soil, whereas smaller seeds like bent grass only need to be partially covered by moist soil. For every 1000 square feet of lawn you have, you should use 4 lbs. of seed. Adding extra seeds won’t compensate for poor growing conditions. In fact, it will hurt the growth because the seedling will have to compete with one another.

You can hand spread the seeds if necessary, but it is better to use a mechanical spreader if possible when sowing your grass seed. Either way, you should sow the seeds by spreading part in one direction, then the rest crosswise. This will ensure that you didn’t miss any spots. You should then lightly rake the seeds. To firm the seeds in the soil, you should roll over it lightly with a roller. You can put a small amount (1/8 inch) of compost or screened soil over small lawns.

If you lawn is sloped, you need to take some extra precautions so new seedlings won’t wash down the slope with rain water. One option is to cover the area with straw. Another option is to cover the seedlings with an open mesh cloth that will just become part of the soil and dissolve with time. It will protect the seedlings from washing away and from sun exposure. If you use burlap to cover the seedlings, it should be removed when the grass grows to a height of around inch.

To water the seeds, natural rainfall is best if possible. You will have to water it yourself if the weather isn’t cooperating though. You should water in the early morning with a misty spray. You don’t want puddles to form. The grass will die if you don’t keep the moisture supply constant once it they sprout.

In areas that are level, you should use a sprinkler to water about 5 inches of soil each time you water. The soil should not become compacted or waterlogged though. If the grass is on a slope, you should water it with a canvas hose or a hose wrapped in porous canvas. The water should ooze out in big drops. Once the grass starts to grow, don’t be tempted to mow too soon. The grass shouldn’t be mowed until it is at least 2 inches high.

What is CLTV and Bad Politics

I know about all the bad over blown hype from the media about the mortgage industry. I have also heard each of our presidential candidates run down the economy over and over again. This happens every election year.

Unfortunately people with busy lives hear and read all of these exagerations and begin to think it is true. “If you tell a lie often enough people will believe it is true”. There you have it in a nut shell!

Is our economy a little slow right now? Yes, but it is not in the dumpster.

Independent mortgage brokers and independant appraisers are not the cause of the mortgage scandals. In fact, it is their integrity and concern for their client’s well being that helped to fulfill the American Dream.

The real scoundrels are the large corporations, and giant lenders. Don’t let me forget to mention the politicians like the New York Attorney General, Andrew Cuomo, who is using the situation to his benefit by “saving the consumer” with new laws that will only hurt the consumer by putting the independent appraiser and broker out of business. But of course he is making a name for himself. What does he care. Guess who wants to run for president in 2012?

Forget all that. I received a very simple question and I am writing about it here for a few reasons I think you will understand afterwards.

The question was: “What is CLTV and LP?”

The answer is CLTV stands for Combined Loan To Value. This is used when there is more than one loan on a property. As an example, if the first mortgage is 80% of the appraised value and there is a 2nd loan of 15% of the value, the CLTV is 95%. In the industry we call these Combination Loans.

LP is a term for Loan Prospector. Loan Prospector is a computerised program that reviews and approves or disapproves an FHA, VA, or Freddie Mac loan. DU, DeskTop Underwriting, is a similar program used for Fannie Mae, FHA, or VA loans. When an application is put through these programs, basically, … sort of, the live underwriter then only has to verify the documentation because the computer has given an approval. If a loan isn’t approved because of an unusual circumstance, a lender can chose to do a manual underwriting in which case the loan may still be approved.

My first point for posting this is to let you know that Lenders ARE lending money. The mortgage industry is alive and well in spite of the media and presidential candidates.

As a consumer you should take full advantage of these unbelievable low interest rates. Refinancing to lower your interest rate will save you a ton of money.

We all know that the summer months are getting even hotter and we will do almost anything to stay cool. The last thing that we need is to be inside a steel building where the temperature can become considerably hotter than the temperature outside. With temperatures sometimes exceeding the 90s or even the 100 degree mark, it is important to keep steel buildings cool, especially when people may be working inside or even living in a steel building that has been converted into a residential home.

Of course air conditioning is a method that can be used. Some install window air conditioners in their steel buildings or may install an entire air conditioning unit, but sometimes doing so may be rather expensive in several ways. First of all, the cost of the system and the installation can be expensive and then there is the electric bill that comes with it. Since steel buildings tend to trap heat, the air conditioning system can work very hard and actually not be very friendly to the environment.

Since the sun shines on the roof of the building, there are tasks that can be done to the roof to reduce the absorption of heat. The idea is to get the building to reflect the sunlight to avoid absorbing of the sun’s rays.

These methods are:

- Using asphalt shingles that are of a light color. The color that may do the best is white because white reflects sunlight. - One may also want to consider white tile to reflect the sun’s rays. It may be a tad bit more costly, but it will reflect a good portion of the heat rather than absorb it into the building. For roofs that reflect light, air conditioning energy can be reduced by up to 23%.

There are other materials that can be used on the roof that has different degrees of reflecting ability. The amount of reflection the roof material has means the more money that will be saved in cooling costs.

- Asphalt shingles reflect 5 to 15% of light and save around 1% of cooling costs. - Clay tile roofing reflects 25 to 35% of light and can save around 35% on cooling costs. - Concrete tile reflects 10-30% of light and can save around 20% on cooling costs.

Those roofing materials with tar and gravel tend to not reflect light because they are darker in color. For those who must use a cooling system in addition to a cool roof system, the amount of money that can be saved is quite significant. Such actions also have a lesser impact on the environment. Doing other things such as placing fans in steel buildings windows to suck out hot air and pull in cool air can help if the working environment can tolerate not having an air conditioning system in place.

There are some environments in which some sort of air conditioning must be used for the well-being of those working inside the building. However, the roof is what is exposed to the brunt of the heat, so it is the roof that can make a difference in whether or not to have an air conditioning system and it is the roof that also determines how hard that system has to work.
