Great news - climbing rose bushes provide the best of both worlds. Not only can you have the rich beauty assosiated with growing roses, but you can also have a plant that does not require constant attention and care.

One of the benefits of including roses in your garden is obviously the fragrance they provide as well as the wonderful flowers. Who wouldn’t love going outside and basking in the beauty and fragrance of a luscious flower garden?

In addition to just looking nice, the climbing variety in particular can also solve some of your home improvement headaches. For example, does your view at home include the plain, ugly wall of a building - maybe a garage or utility shed? Or maybe you have a fence that, while still functional, is embarrassing to look at.

Since rose vines grow up rather than out, they are the perfect solution to many of these landscaping eye-sores. Although there are many types of plants that can grow with climbing vines, roses are perhaps the most beautiful flower to be had. Why not go for the best and solve your problem with style?

You won’t have much trouble getting climbing roses to grow. In fact, they can be surprisingly simple - just make sure they will have plentiful sun exposure, good soil and of course, a place to expand such as a trellis or fence. The best part of all for gardeners who don’t like to wait is that these vines will grow quickly.

To get the most beauty out of your vine-filled wall or trellis, take care to perform the occasional pruning. Maintaining your rose vines is not difficult, but you’ll need to make sure they are properly trained to grow to the structure you’ve attached them to. You’ll get the most enjoyment from your flowers when you take these simple steps to ensure proper growth.

It’s important to note that climbing roses are not the same as the variety you cut and use in bouquets. They are meant to be enjoyed in their natural, on-the-vine state. Keep that in mind when choosing the best location for your plants - you want to get as much enjoyment from them as possible.

When many people think of renting a place to stay, and they consider beach rental, the first thing that comes to mind is high cost. Since so many people are searching for less-expensive places to stay (compared to a nice hotel, for instance) they may think a beach rental is more expensive and out of their reach.

But the reality of it is that a long-term stay in a hotel can be very expensive, especially if the accommodations must be for an entire family. Beach rental property can be the efficient and less expensive way to go for that upcoming family trip. Not only that, but the many styles and levels of rental property offer something for just about everyone. My family stayed at a great beach house in benidorm last fall.

One of the key benefits of staying in a rental property is the kitchen facilities. This can allow the family to save a great deal of money as compared to the option of eating at restaurants most of the time. With a nice kitchen, the restaurant meal is a nice change on certain days, rather than the only choice. At the start of the trip, usually right after getting the luggage into the holiday rental property, family members can make a shopping trip.

Buying food and supplies in the same way the family does at home gives everyone the benefit of a good, home-cooked meal while on the road. Best of all, the cost is much less than the same fare at a restaurant. Sure, someone has to responsible for cooking, but if the duties are shared and the money saved is used for additional fun and excitement, things should balance out. Many people who have used the beach rental option in the past report that having everyone in the same rooms is preferable to reserving two or more hotel/motel rooms.

Another key feature of the beach rental story: there are properties at different price levels available all over the world. With the help of a good travel agent, trip planner or tourism bureau, families should be able find just what they need for holiday accommodations. After a family meeting to determine a preferred destination, someone just has to make the contact.

As with any popular vacation option, it would be best to start making those plans well ahead of time. Several months, even a year, is not too soon to start thinking about destinations and the type of accommodations desired. Condominiums are very popular at the current time, primarily because they can offer apartment-style living, multiple bathrooms and family comfort. If the condominium is located in a community setting, there may be planned activities (optional), swimming pool and more. Cabins are often a wonderful choice for beach use as well.

In recent years, families have used the “house swap” alternative. Programs are in place that can allow a family to use the home of another family, at or near the desired location. This can be a very affordable option for family travel. No matter what choice you make for rental property near the beach, satisfying options are there for the asking.

In order to install dry wall correctly and for it to look like a superior done job, the drywall tools used as well as learning to use them correctly is essential. Supplies for drywall are just as important as the drywall equipment. Some of the supplies include paper tape, dry wall compound, drywall sheets, screws, nails, drop cloths, and steel ruler. Paper tape is used so that the steel knife moves more effortlessly over it. As well, the drywall compound should be all purpose so that it remains as smooth as possible.

Instructions for using the drywall tools can be found on the internet as well as attending work shops at local hardware stores. One of the key hints that can be given to beginners is to take as much time as necessary to complete the project. The project should not be hastily completed or it will not look professional. The second hint is to form a plan on paper including all accurate measurements. This will allow the number of drywall sheets to be purchased with some extra just in case. It is also a good idea to think about what kind of drywall is needed especially for places that are damp or are likely to have moisture.

When applying the drywall it should be started by the ceiling and then movement downwards. The seams should be as tight as possible and this will help keep the sanding and smoothing later to a minimum. The sheets can be measured with the t-square and then marked with the utility knife and broken in place. The sheets should be put up on the walls in such a way to reduce the amount of seams. The joints are then taped over. Tape firmly and smooth with the finishing steel knife. The knife should be used to smooth compound and the corner tool for smoothing compound in the corners. It should then dry for at least a day and then sanded. The second coat can then be put on and this wait time continued until completion of the third coat. If these tips are used the best results should be obtained.

The three different types of estimates are, (Non-Binding) Estimate, Binding Estimate, and Not-to-Exceed Binding Estimate. The (Non-Binding) Estimate, which is all you can get in some intrastate situations, is not guaranteed.

If all the estimators come up with about the same amounts, you probably have non-standard items. If you live in a state where it’s illegal to give Binding Estimates on intrastate moves, or a location where you can’t find a moving company that will give them, be sure to attend both before and after weighing, as is your legal right

Have the estimator itemize each charge, so that if you want to delete or add something, it’s easy for you to know the cost. This is what a binding estimate is and what is a favorable kind of estimate. Your written Addendum has to have two signatures yours and theirs

You may not move in the expected time frame you initially considered, but yet you did your homework and got several free binding quotes. Now what do you do. As long as you have it in writing you generally have about 60 days for your estimate to keep at the price and terms stated.

There is a third type of estimate that gives you the best of all worlds. It’s called a Not-to-Exceed Estimate. The movers give you a Binding Estimate, then weigh the vehicle and reduce the price if the weight is less than anticipated.

Is A Spider Plant Right For You

If you’re looking for a great houseplant, you should definitely consider the Spider Plant (Chlorophytum Comosum). They are easy to maintain, and look great as well. The biggest issue to think about to care for them properly is the amount of water they get. Over or under watering can be harmful to them. They are more tolerant than most other plants though, so it is a great plant if you are new to gardening or if you will not have a lot of time to care for the plants. They can even tolerate root bound well. These plants live for a very long time.

Spider plants have dark green leaves with yellow stripes, and speckles. The leaves are long and narrow. They grow quickly to have plenty of foliage.

It is simple and easy to water Spider Plants. Just remember to not water them too much, or the plant can get root rot. The ideal amount of watering will allow the soil to remain moist most of the time. It should be allowed to dry out occasionally. The plants can go several days between waterings.

If the tips of the leaves are getting brown or spotted, the water may have too much chlorine or fluorine in it. This will damage your plant, and to solve your problem you should switch to using collected rainwater or purified water (not mineral water).

Spider Plants can also tolerate a wide range of sunlight amounts. Indirect sun is best, but they can handle hours of direct sun if they are exposed to it. Ideally, they will receive reflected light in an area with moderate temperatures (around 65 degrees F during the day and down to 55 degrees at night).

Another thing that spider plants are tolerant about is fertilizer. As long as they aren’t receiving way too much or way too little, they will do just fine. An example of an amount that will work is a liquid NPK mixture every three to 4 months during the growing season. You do not need to apply any in the fall and winter.

In summer, the growing season, the Spider Plant will produce small, white, star shaped flowers. The stalk of the plant grows to over three feet in length. It will be necessary to add a stake if the stalk is leaning or bending.

Because of the long stalks, the Spider Plant looks very nice in a hanging basket. The plant grows quickly, so after a couple years, you will probably have to divide it and split it into multiple pots. If you don’t repot a large spider plant, the roots are strong enough that they can crack even a clay pot.

If you are looking for a house plant that’s easy to care for, both the dwarf schefflera and the Spider Plant are a great option.

7 Financing Tips For House Flippers

Hard Money can be a quick way to supply everything from residential homes, to industrial properties to new home building. I will not get into every aspect of hard money but I will offer you a general frame work that your mind can understand.

First of all a majority of hard money banks will allow you to finance up to 65% of the value of the house. If the loan is for rehab purposes, the lender will use the “after-repaired value” of the home as a frame of reference. I have seen occasions that went as high as 75% but 65% is the norm.

These loans are very situational and very flexible so there is a lot of space if the deal makes sense. It could be a set back if you are new to the game but fortunately that can usually be offset with sufficient reserves and a good plan of action.

Let’s look at an investor rehab loan to visualize how the numbers work.

Let’s say you came across a out dated and run down old house in a good neighborhood where homes sell for $100,000. The seller takes you through the home and you determine that it needs around $12,000 in work. You have gotten pre-qualified for a rehab loan and know you are wondering what is the maximum you should pay for the property.

To keep it simple for starters, you want to take $100k x 65% - loan costs - repair costs/holding costs = Purchase price. Loan costs, for hard money loans, run from 8-13% of the total loan amount. They are not cheap but it’s less money than you’ll disburse to a partner! For now we will assume costs of 10% and holding costs of $2,000. Given those numbers, you probably shouldn’t pay more than $45,000 for the home. If you decide to pay more, that just means more money out of your pocket to get the deal done.

Here are a few quick tips you can utilize to maximize the likelihood of being approved for hard money loans, in general:

1. The more equity in the home after the loan, the better, 2. The higher your credit score, the better 3. The more credit history you have, the better! 4. The more liquid assets you can show that you have personally or have guaranteed access to (lines of credit, partners, rich uncles. . .) the better 5. The more populated the area, the better 6. The faster the properties in that area sell, the better 7. The more solid the appraisal value, the better! A lot of hard money lenders like to use fire sale values as the basis point of the loan so don’t be shocked. This is definitely not the time to use stretched values.

All in all, this is a numbers game. Don’t get attached to a property if the numbers don’t make you money. Hard money lenders can be flexible but bring them a deal where the numbers don’t add up and it could cost you a crucial relationship for future investments. Credit doesn’t always matter but it does help, tremendously, if you can show good credit history.
