Remove debt by releasing equity from your home

Owning your own property is a superb thing even though it can be a large expense. There are a number of benefits to owning your own house and financing it. You may be surprised at what you can do with a home that you are paying a mortgage on. The biggest thing that a home can bring to you is equity. Equity is the difference between the current market value of the home you own and the amount left on your mortgage. If the real estate market values your home at more than what you currently have as a balance on your mortgage then you have equity in your home.

There are a number of benefits to equity the biggest is that it is something that you can borrow against. This can be of great help especially in dead reduction and consolidation. This allows you to withdraw money and then pay it back and borrow against it repeatedly. This however, is not for larger debt consolidations

If you need to remove, a large amount of debt then considers doing something on a larger scale to reduce the equity in your home. This equity release would be a full release in other words you would take out the home equity loan not as a line of credit but in a single lump sum. This is great for individuals who have a large number of debts, large debts or a number of debts that have high interest rates attached to them.

It does mean that an additional amount is added to the mortgage of the home. However, it is most often the case that this amount is significantly less than the amounts that were in total previously being paid. It is best to release the equity in your home only if you have high interest debt, or large bills that need to be consolidated in order to prevent things such as bankruptcy or heavy damage to your credit. While there are a number of benefits, there are also some downsides to releasing the equity in your home. As a result, it is best to do it only if there are no other options available to you.

Remember if you only have a small amount of debt or have a small project that you are in need of money for consider taking out a line of credit type loan rather than a lump sum. Knowing your options is half the battle to getting out of debt.

How Long does Underwriting Take?

Yesterday I received the following question from K.S. who lives in Antelope, California. I want you to know I get this question over and over. It is one of my pet peeves because there is absolutely no reason for it to be such a frustrating reality to so many people applying for a mortgage. Here’s the question:

“how long do i have to wait for underwriting???? i have been waiting week after week. he said completion review would be complete the 19th after last week he said 48 hrs .. last message he sent said he would know more on the 19th …gr”

My Answer:

How long does it take? Time in underwriting depends on the lender, the type of loan, the issues that need to be resolved, and how saturated the market is. It can take 1 week or up to 6 weeks which I would hope is worse case, but, I have seen it take longer in extreem cases with severe issues.

I don’t know what the issues are on your loan or what type of loan you are qualifying for. However, your loan officer does!

Sometimes the problem of time is an issue of “when it was REALLY submitted” to the underwriters or what issues still need to be resolved. Your loan officer needs to be totally up front with you. If you don’t think he is, ask to speak with his broker/manager.

I’m serious about this issue. You need FACTS! Ask exactly when it was submitted. If it has been more than two weeks, you have a right to know exactly why. Ask for documentation. No kidding. It is your loan and you are paying them a lot of money to broker it. You should demand, without being arrogant, real and true information.

While I was talking with K.S. I found that the Company she is doing business with is one of, if not the largest Lender in the US. I also learned that K.S. is applying for an FHA Mortgage and in all fairness these loans do take a little longer to close.

I’ve been in the business for a long time and have pretty much seen it all. I know often times an incomplete loan package is submitted to underwriters. I know that there can be issues with appraisals or titles that can take time to correct. Sometimes a simple VOE will take longer than it should. Sometimes the borrower’s file may be weak in some areas and the underwriter may ask for more documentation. They have the authority to do that.

The worse thing that happens is when the package just doesn’t qualify under that specific lenders guidelines. Now the loan officer panics and starts sending it out to numerous other lenders while he literally prays that one of these lenders will approve it. The loan officer is hoping that perhaps their guidelines are not as tight. We have all been there. Every now and then it works, … but at this point it is usually a lost cause. We find ourselves in a state of denial and just can’t let it go because our heart is broken for the borrower and the seller.

All of these scenarios are reality and do take time. The problem I have is that while all this is going on the borrower is left in the dark. That is just plain wrong.

Many borrows don’t understand all the steps we go through or the documentation process. However, it is their loan. They are paying a lot of money for this process and we owe it to them to keep them informed about any problems or issues that arise. The borrower is part of the process. If they don’t understand then we must explain it so they do. Our avoidance of the issue and reluctance to inform the borrower puts them through a large amount of anxiety and stress.

Borrowers, people, you and I, … all expect to be treated with dignity and respect. We expect honesty from the people we do business with and we expect the people we are doing business with to have integrity and compassion. Pretty simple, huh? So why don’t people get it right?

A loan officer has an obligation to keep the borrower, seller and real estate agent informed at all times.

Alright, I’m Done. I do hope I don’t get this question again for at least a week!

Trees look great in even the smallest of gardens. Although you may consider them expensive trees often live longer than you and your child, that is, of course, if you look after them correctly. There are a few very important things to remember when transplanting, or planting, trees in your garden and it is crucial that you do, otherwise you may end up losing them. The very first thing you need to remember before you start planting or transplanting trees is that you will always need to keep an eye on the roots to make sure that they do not get damaged. Trees can suffer terrible setbacks and even die if the roots are damaged. The thick roots hold it in place and the thinner, fibrous, roots get all the necessary water and nutrients from the surrounding soil. Both of these roles are vital to a tree surviving after transplantation.

Trees always look fantastic in the nursery catalogs and many gardeners jump right in and buy a tree on looks alone. However you should always check how big that that species can grow. There are many types of trees of various heights and with different amounts of spread. You should always by a tree that will never grow too big for your garden.

Although it is perfectly possible to plant or transplant trees without them there are a number of products on the market that make the job far less risky. It is possible to purchase a special wilt-proof spray which is sprayed on the leaves to stop them from wilting and vastly, if not completely, halts leaf drop. Another highly useful item is the gel or powder that you can get that encourages the growth of roots.

When buying trees it is very important that you inspect the roots to ensure that they are free from disease and are healthy. Always try to get one with a large root ball. By using the products mentioned above you can vastly improve the chances of your tree surviving by minimizing the amount of fluid loss (wilt-proof spray) and ensuring that the roots become established quickly (rooting hormone) and thus able to extract vital moisture and nutrients as early as possible.

However, before you start planting/transplanting your tree you should ensure that you have plenty of fresh water to hand. Tap water is fine but you should leave it to stand for a minimum of a few hours to ensure that any chlorine has evaporated. If you can start to collect rainwater well in advance of planting/transplanting trees as natural rainwater is always the best. Check and double check you have everything to hand so that you can get your tree into the ground as quickly as possible.

We are finally reaching the stage where we can start to dig our hole. The hole should be sufficiently large for a gap of 1 foot around the the roots. Using a pitchfork loosen the soil at the bottom of the hole and mix in some peat or other, well rotted, organic matter and a little bone meal. If the material has not completely rotted, such as manure, make sure you only use a very small amount because as it rots further it can easily damage, or even burn the roots, of your tree.

Now for the final steps. Flood the hole and let all the water drain away and you are ready to add your tree. Place the tree in the middle of the hole and fill it, roughly, two thirds full with good quality loam. Flood it and allow it to drain once more and then top up with more soil. Check with a trowel to make sure there are no air pockets and that it done. By following the instructions here your trees will soon be growing nicely.
